By making a booking with SmartChoice Stays, you agree to our Guest Booking Terms & Conditions. These terms outline important details regarding payments, cancellations, guest responsibilities, property use and house rules.
✅ Booking & Payments – Your reservation is confirmed once payment is received.
✅ Cancellations & Refunds – Guests can cancel free of charge up to 30 days before check-in. Guests cancelling between 7 and 30 days before check-in will receive a 50% refund. Guests cancelling less than 7 days before check-in will not be eligible for a refund. Guests may also receive a full refund if they cancel within 48 hours of booking, provided cancellation occurs at least 14 days before check-in.
✅ Guest Responsibilities – Guests must keep the property in a clean and tidy condition and comply with all house rules throughout their stay.
✅ Occupancy & Guest Registration – The number of guests staying at the property must not exceed the maximum occupancy stated on the booking. The lead guest is responsible for ensuring all guests are accurately declared and comply with these terms.
✅ Property Use – Properties are provided for holiday, leisure or temporary accommodation purposes only. Parties, events, stag parties, hen parties and unauthorised gatherings are strictly prohibited.
✅ Noise, Smoking & Pets – Guests must respect neighbours and keep noise to a reasonable level, particularly after 11pm. Smoking and vaping are prohibited inside the property. Pet-friendly properties are subject to additional pet terms and charges.
✅ Damage & Additional Charges – Guests are responsible for any damage, missing items, excessive cleaning requirements or breaches of house rules. Charges may be applied where necessary to cover associated costs.
✅ Privacy & Data Protection – Your information is securely handled in accordance with our Privacy Policy.
⚠️ High-Demand Periods – Specific cancellation terms may apply during certain high-demand periods, including Bank Holidays and special events. Please check the cancellation policy shown at the time of booking.
