HOLIDAY LET OPTIMISATION

Helping Holiday Lets Stand Out

We optimise presentation, positioning, photography and listing strategy to make each property easier to notice — and easier to choose.

Sometimes the Property isn't the problem.

It's how it is being presented.

An underperforming holiday let does not necessarily need an expensive renovation. Its strongest qualities may simply be overlooked, poorly communicated or lost among similar listings.

Farr Cottage: Hidden Extras, Brought to Life

CASE STUDY ONE

Farr Cottage already had charm, character and an excellent St Ives location. Our task was to create a stronger and more memorable guest proposition — one that went beyond describing a one-bedroom cottage and showed the complete experience it could offer.

We refreshed its presentation, introduced thoughtful additions and brought previously overlooked features to the foreground — transforming them into memorable reasons to choose Farr Cottage.

Before & After: Farr Cottage

From overlooked spaces to memorable reasons to book.

Rear Courtyard → Garden Retreat

A functional outdoor space was transformed through thoughtful styling, comfortable seating and a fire-pit table into an inviting retreat for sunny afternoons and lantern-lit evenings.

Garden Shed → Summer House/Reading Nook

Previously present but underused, the summer house was given a clear purpose with comfortable seating, books, games and cosy touches — creating an unusual and memorable reason to choose Farr Cottage.

THOUGHTFUL CHANGES, CLEARER REASONS TO BOOK

Beyond the Photos: Repositioning Farr Cottage

NAME, IDENTITY & LISTING STRATEGY

BEFORE: Farr Cottage, St Ives, Cornwall

“A chic, romantic hideaway with exposed stone features.”

The original listing described an attractive one-bedroom cottage, but many of its strongest and most unusual benefits were missing from the central proposition.

AFTER: Farr Cottage • Garden Retreat • Gym & Pool Access

“A cosy one-bedroom couples’ hideaway with a charming summer house reading nook, private parking, pet-friendly stays, complimentary gym and indoor pool access, and all five beaches within easy walking distance.”

The revised positioning immediately tells guests who the cottage is for and why it is different. Its garden retreat, leisure access, parking and beach-ready extras become clear reasons to choose—not details guests must hunt for.

The Observatory: Making the View the Proposition

CASE STUDY TWO: POSITIONING & LISTING STRATEGY

The Observatory already had an exceptional position and panoramic sea views, but its name and listing needed to communicate those advantages immediately.

We repositioned it from the less distinctive “Seascape St Ives” to:

“The Observatory • Panoramic Sea Views • Beach 100m”

The new identity brings its strongest booking reasons to the foreground—the remarkable outlook, proximity to the beach and unmistakable sense of place.

Could Your Holiday Let Work Harder?

Sometimes a fresh perspective is all it takes to uncover what makes a property easier to notice—and easier to choose.
